Holiday Cottages Near A Beach in Brittany
Each with a small garden terrace. Garage.
Property Details The two self contained, granite built holiday cottages make up this traditional Breton property dating from the 18th century. The longhouse is in Guidel, a village less than a kilometre from the nearest beach, 8 km from Lorient in southern Brittany. The village is part of a protected ornithological reserve, home to many species of both local and migratory birds with a lake stocked with fish, all within walking distance. Guidel has all essential shops and facilities, a swimming pool, markets every Wednesday and Sunday morning and you can get straight down to the beach from the property via a small country lane.
The cottages were entirely restored in 2002/3 and are ideal as holiday homes and are for sale either individually or together. The whole property has been successfully let as holiday accommodation for several years to an international English speaking clientele, producing a possible average income of 12,000 - 17,000 plus. One of the cottages could be used as private accommodation. There is a separate laundry room boiler room, storage areas and a garage.
The largest cottage has a main room with a dining area and kitchen on the ground floor, plus a bathroom with shower. Upstairs are three double bedrooms. The cottage also has electric heating and a separate general storage area. The price is 230.000. Possible annual holiday rental income is 17.000. The other cottage has been divided into smaller, two bedroom gites, each with a main room with dining area and kitchen downstairs, plus a shower room and two bedrooms upstairs. The price for these is 160.000. A separate gite with a laundry room and garden is 175.000. Possible annual holiday rental income for these is 12.000. Each cottage has a small garden area. The total land area of the property is 1000m2. The price for the whole property is 750.000. Extra land is available. The coastal strip southwest of Guidel beach is quite wild and a good stretch for windsurfers. As you continue down the coastal road to the little port of Kerroch, you can see the island of Croix, which seems like a sanctuary, a place ruled by rabbits and gulls, scented by honeysuckle in summer. Kerguelan (4 km) has an excellent school for learning most water sports and diving. Ploemeur (3 km) has a golf course. Lorient hosts each year, one of the largest and merriest International Celtic Festivals in Brittany, which fills the streets and squares with music and dance. North of Lorient are atmospheric old churches around Le Faou๋t and the gorgeous Blavet Valley.
