Property Details

This attractive Bresse farmhouse with an indoor heated swimming pool and two tennis courts, is deep in the mellow countryside of the Ain, on the border of Burgundy and the Rhone Alps. The whole property has been impeccably restored and maintained and is situated near Bourg-en-Bresse, less than an hour from Lyon or Geneva, very near the Dombes, a vast forested nature reserve with hundreds of small lakes (good fishing). Villars-les-Dombes (20 km), is one of the most important ornithological parks in Europe. The area is well known for its beauty, culture, food and golf courses.

The property has been run as a highly successful luxury Bed and Breakfast for the past thirteen years, awarded 4 epis for comfort and charm and listed as a ‘toit rouge’ in the Michelin Guide. Ideal for those looking for a change of lifestyle with an established reputation and income.

The house is large, light, warm and welcoming and comprises a hall, sitting room and dining room, a semi-professional kitchen, a laundry / linen room and toilet, a double bedroom and an office. Upstairs are five en suite bedrooms. Across the courtyard is a large outbuilding with a self-contained apartment, a large games room (or dining room) and a gym, sauna and indoor heated pool.

The property has 12.000 m2 of land with splendid views across the countryside, made up of garden, a field and a courtyard, a vegetable garden and two tennis courts. There are also three garages.

The hall of the main house has large ceiling beams and a staircase made of cedar. The traditional wood burning stove is a superb example and very typical of the region and the period.
The dining room, to one side of the hall, is large enough to seat up to sixteen in comfort and communicates with the kitchen via a swing door in cedar.
The kitchen has granite work surfaces, two ovens and a central island.
Next to the kitchen is a laundry room with a washing machine and dryer, an armoire for linen, a sink, tables and cupboards. There is also a downstairs wc with an antique copper washbasin.
The sitting room is on the other side of the hall. In between are an office and a bedroom, dressing room and bathroom suite and a small gardening room in which to keep vases and prepare flowers for the house.

Upstairs the bedrooms comprise a very large room with an armoire, carpet floors, a beamed ceiling and fabric covered walls. The bathroom has a bath with a shower and whirlpool and a granite top vanity unit.
On the other side of the stairs are two smaller bedrooms with wardrobes and carpet floors, each with an en suite bathroom with bath.
A second staircase beside the kitchen leads up to two further bedrooms. The one on the left has an armoire, wood floors, a bathroom and a balcony. The bedroom on the right overlooks the garden and has a fitted wardrobe, en suite bathroom and a door leading to an attic bedroom / playroom, suitable for children.

The second building has a self-contained apartment with a lovely light kitchen, a bedroom and bathroom with separate wc and a salon with a mezzanine and velux windows.
Beside this is a large (53 m2) games room or dining room, which has high ceilings with the original exposed beams and glassed in colombage beamed walls to allow the light in and a glass entrance that can be open up in Summer.
A door leads from this room to a small gym and a sauna with 2 changing rooms, 2 showers, 2 wc’s and 2 washbasins. There is an exterior door if anyone wishes to shower and change after a game of tennis.

Next to the fitness room, the small interior heated pool has a counter-current facility and a security cover. One side of the pool has a huge mirror up to the ceiling and the other side has large windows, giving the impression of being outside.
There is a poolroom and access to an attic for storage. At the bottom of the garden is a shed for storing garden furniture and children’s swings, slides and toys

The property has two gates, one is a security gate specified by the fire department, the other is the main entrance, which has electronic gates and access via an interphone and code. There are enough parking spaces for ten cars.
The vegetable garden is given over to soft fruits; mulberries, blackberries, strawberries, redcurrants and blueberries, as well as salad and seasonal vegetables. To the west are lawns, an orchard with a variety of fruit trees and flower beds that include old and modern roses.

The whole property is particularly well maintained and ideally situated less than an hour from the airport at Lyon and little more to Geneva across the border in Switzerland.

There are several superb golf courses, excellent water skiing and the lovely historic villages Pérouges and Châtillon sur Chalaronne, amongst others, within easy driving distance.
